This service is particularly ideal for developers, landowners or individuals who want to erect new homes or convert rural buildings in the open countryside or Green Belt, or who want to explore a change of use of land or buildings or are simply looking to maximise profit/ideal use on their land.


What do Planning Appraisals Include?

The appraisal process looks at the opportunities for the site and any restrictions that need to be considered. We research and evaluate the policy framework in the local area, consider applicable planning history and advise on the lawfulness of existing or proposed land and building uses, also known as the Use Class Designation (which can change with each change of government) and from this, are able to outline any permitted development rights.

If needed, a site visit may be incorporated into our appraisal process, which can often give valuable insight into feasibility issues and therefore any amendments that may be required.

On some projects, the planning appraisal work may uncover the need for Pre-application advice. Informal pre-application advice is a cost-effective and worthwhile route to exploring the council’s likelihood of granting permission. 

We prepare a report that gives a compelling reason why permission should be granted. The feedback from this can help evaluate the next steps for our client and the content can be used in the formal full planning application, we don’t double up work and fees if we don’t need to.
